Melissa added roughly twelve thousand residents between 2020 and 2024, an 88% jump per U.S. Census QuickFacts figures cited in Hoodline's April 2026 report on Riverstone Estates. In the same window, the resale market softened: Redfin's May 2026 read shows a median sale price of $435,000, down 13.9% year over year, and Orchard's most recent 30-day snapshot puts the median at $399,000 with 75% of active listings dropping price at least once.
A town growing that fast should not, on paper, be a town where three-quarters of sellers cut price. The gap between those two facts is the story. It is not a weakening Melissa. It is a resale market being priced against a builder incentive stack running a mile down the road.
The Number That Contradicts the Story
Depending on which slice of the data you read, Melissa looks like three different markets in the same month:
Source | Window | Median or Average | Notable Detail |
|---|---|---|---|
HAR | July 2026 | $531,652 avg / $204 psf | pulls in higher-end new builds |
Redfin | May 2026 | $435,000 median | 60 days on market, 124 closings |
Orchard | last 30 days | $399,000 median | 94.13% sale-to-list; 75% of listings cut price |
The spread from $399K to $531K in the same city, in the same summer, is not a data error. It is the difference between what closed on smaller resale homes, what the whole mix looks like when new builds are folded in, and what current asking prices imply. A buyer who reads only the top number and a seller who reads only the bottom one are looking at two different Melissas.
The interpretive move is to ignore the citywide median for a minute and ask what a specific resale seller is actually competing against.
Where the Discount Is Actually Coming From
Melissa currently has hundreds of active new-construction listings across roughly two dozen master-planned communities. NewHomeSource counts 645 new housing developments and 105 builders working in and around the city. Named communities include Milrany Ranch (K. Hovnanian, UnionMain), Liberty and Legacy Ranch (Bloomfield), Meadow Run (Pacesetter), Meadow Park (Ashton Woods), Brookfield (First Texas), Bryant Farms, Stoneridge, and South Meadow. Netze Homes is building The Dawn, a nine-home cold-formed-steel enclave positioned as luxury infill.
The pricing pressure comes from what these builders are stacking on top of sticker. Recent published promotions in Melissa communities include $25,000 in incentives on Grenadier move-in-ready inventory, $30,000 at Netze's The Dawn, permanent rate reductions on select UnionMain spec homes, and Bloomfield and Pacesetter rate buydowns on completed homes at Liberty and Meadow Run. Nationally, the National Association of Home Builders' chief economist Robert Dietz reported in January 2026 that about 40% of builders cut prices in December, with average reductions around 5%, and that nearly two-thirds are running other incentives. For the first time in decades, the median resale home is more expensive than the median new build.
Melissa is where that national inversion is most visible. A resale seller listing a five-year-old home at $450,000 is quietly being asked to match a builder's advertised $30,000 credit plus a 2-1 buydown on a comparable new floor plan two exits north. Either the resale seller closes that value gap through price, or the days on market clock keeps running. Orchard's 94% sale-to-list ratio is the sound of that gap being closed retroactively.
The Corridor Map
Melissa is not one market. It is at least three, and the corridor you pick changes what your dollar buys.
Near the U.S. 75 and Highway 121 interchange, you are buying finished retail amenity. North toward the future Collin County Outer Loop, you are buying what is coming, not what is here.
Along that southern edge, the anchor stack finally caught up with the rooftops. H-E-B opened its 131,000-square-foot Melissa store at 1230 Central Expressway on May 14, 2025, next door to Buc-ee's, with a True Texas BBQ drive-thru attached. Walmart's Store of the Future format followed on November 5, 2025, at 1950 McKinney Street, running close to 202,000 square feet according to Bisnow. Kroger's Marketplace, its first new North Texas store since 2019 per CultureMap Dallas, opened in October 2024. Homes within a short drive of that cluster no longer carry a "someday" discount. That is priced in now.
Move north and the math changes. Wilbow Corp.'s Riverstone Estates, announced in April 2026, will bring 652 single-family homes across 268 acres roughly half a mile west of U.S. 75 and about a mile south of the Outer Loop, with lots delivered to builders in early 2027 and the amenity center to follow. Plano-based Taas Investments closed $29.5 million to build 118 townhomes on Milrany Lane, near the Sam Rayburn Tollway, with completion expected in the third quarter of 2027. Buyers on the northern edge are underwriting a future amenity map. Sellers in those pockets are competing not against today's builder promo but against the promise of a newer, better-financed one arriving in eighteen months.
What This Changes for Sellers Listing This Summer
The mistake showing up over and over in the 75% price-drop cohort is pricing against the citywide median instead of against the closest active builder inventory. A five-year-old resale one turn off the entrance of Milrany Ranch is not competing with the HAR average. It is competing with whatever K. Hovnanian and UnionMain are running that week on their Bronson VIII and comparable spec plans.
A practical prep list, adapted for a market where the buyer already has a builder concession sheet in their glove box:
- Price against the effective cost of the two or three closest new-build competitors, not their sticker. If a builder is offering a 5.99% permanent rate versus a market 7%, the effective price advantage on a $500,000 new home is roughly $45,000 to $60,000 in present-value terms across a typical hold. Your list price has to acknowledge that gap.
- Front-load the walk-in condition. Buyers touring inventory homes have just seen a brand-new HVAC, roof, and warranty package. Any deferred maintenance surfaces immediately by contrast.
- Offer a rate buydown credit yourself rather than a price cut of equal size. It is what the builder next door is doing, and the buyer's monthly payment math responds to it more directly than to a $10,000 sticker reduction.
- Set expectations around timing. Redfin's May 2026 read had homes going pending in about 60 days. Orchard's 30-day picture is closer to 88. Both are longer than the same period a year ago.
What This Changes for Buyers Comparing New vs Resale
The buyer's temptation, given all of the above, is to default to new construction. The corrective is to price the total package on both sides.
Zillow's average value for Melissa sits at $463,550, about $72,000 below the McKinney average and roughly $208,000 below Frisco, according to figures cited by WFAA. For a move-up buyer selling in Frisco or west McKinney, that spread is still the story, even after the local softening.
Points worth weighing on a specific comparison:
- New build sticker plus incentives versus resale sticker plus credit. Compare monthly payment after the builder's rate buydown expires, not just the teaser period.
- MUD or PID exposure. Several of the newer master plans in and around Melissa sit inside special districts that add to the tax rate for a defined term. That line item does not appear on the sticker.
- Lot premiums and mandatory upgrades at the design center. The advertised base price is rarely the price a comparable resale is actually competing with once the design consultation is done.
- Closing timing. A resale can close in thirty to forty-five days. A build-to-order in Riverstone Estates or a still-selling phase of Milrany Ranch is a 2027 conversation. Your rate lock exposure is different.
The buyer who does that side-by-side is doing the same exercise a listing agent has to do in reverse. It is the same math from opposite chairs.
A Short FAQ
If the median is falling, should I wait to buy? The median is falling because sellers are absorbing builder incentives through price. If rates move down before builders pull their buydown budgets, the buyer's leverage compresses quickly. The window is defined by builder behavior, not by the median itself.
Are builder incentives negotiable, or are they take-it-or-leave-it? Advertised incentives are the floor of what a builder will do on a given home, not the ceiling. Move-in-ready inventory sitting past a builder's target days-on-lot generally has room to move, particularly at quarter-end.
Is Melissa's growth actually going to continue? The retail anchor decisions were made on population projections, not current headcount. H-E-B, Walmart, and Kroger do not open 130,000-plus-square-foot stores next to each other unless the trade-area model supports it for a decade out. Wilbow's 652-home commitment in April 2026 is a separate vote of confidence.

If you are weighing a Melissa listing against a builder promotion running three miles away, or comparing a resale here against a new build in McKinney or Prosper, the answer is rarely in the headline number. It is in the corridor, the incentive sheet, and the tax district. That is the work.
